Quick answer

Cleontra assesses commercial floors from photographs, approximate area and access details before recommending machine scrubbing, deep cleaning or strip-and-seal. Suitable surfaces include vinyl, vinyl composition tile, sealed resilient flooring, commercial tile, selected concrete and warehouse flooring.

Diagnosis first

When routine mopping is no longer enough

Daily mopping maintains presentation. It doesn’t remove embedded grime, and it can’t restore a protective finish that has worn through. Once a floor reaches that point, more cleaning hours won’t fix it — a different process will.

Signs your floor needs more than routine cleaning

  • Persistent black or grey traffic marks
  • Dull or uneven appearance across the area
  • Previous coating peeling or deteriorating
  • Staining routine cleaning cannot remove
  • Heavy build-up around edges and corners
  • Traffic pathways visibly different from surrounding floor
  • Floor still looks dirty immediately after a standard clean
  • An upcoming handover, inspection or opening

Services

Commercial floor services

Machine floor scrubbing

Deeper mechanical cleaning for suitable hard floors — warehouses, corridors, kitchens, foyers and retail areas.

Deep floor cleaning

For floors with built-up grime, traffic marks or a history of neglected maintenance.

Strip and seal

Removal of a worn or damaged floor finish, full preparation, and application of a suitable new finish.

Periodic floor maintenance

Scheduled servicing that holds appearance and reduces the need for major restoration later.

Process

How a strip-and-seal job runs

  1. Site and floor assessment

Confirm the floor material, existing finish, condition and suitability for stripping.

  2. Preparation

Protect surrounding areas, isolate the zone and set up the working area.

  3. Existing finish removal

Strip the existing coating using the process appropriate to the surface.

  4. Cleaning and neutralisation

Thoroughly clean and neutralise the floor so the new finish bonds correctly.

  5. Finish application

Apply the agreed number of coats of a suitable floor finish.

  6. Curing and handover

Allow adequate drying and curing time before normal traffic resumes.

The exact process, coating system and number of coats depend on the floor type, its condition and the finish required. Some surfaces are not suitable for aggressive stripping, which is why identification comes before the quote.

Surfaces

Floors we assess

  • Vinyl
  • Vinyl composition tile
  • Sealed resilient flooring
  • Commercial tile
  • Selected concrete
  • Warehouse flooring

Floor identification and condition are confirmed before restorative work begins. Some surfaces need specialist products and are not suitable for stripping.

Proof of work

What you get after the job

Cleontra is a new company and does not publish stock or generated imagery as its own work. Before-and-after photographs will appear here as completed jobs are approved by clients.

Every floor project is handed over with:

  • Photographs of the completed area, taken from the same angles as the assessment photos
  • The floor type, treatment and finish system used, in writing
  • A maintenance note: the correct routine method, frequency and next periodic date
  • A named contact if the result does not hold as expected

Scheduling

Floor work usually needs an empty site

Machine scrubbing and restorative work require areas to be isolated from normal traffic. Depending on the project, Cleontra can schedule evening, overnight or weekend work to avoid disrupting operations.

For strip-and-seal, drying and curing time must be factored in before the area returns to use — which is why most restoration work is booked across a weekend.

After restoration

Protect the result

Restoring a floor is only half the job. The wrong ongoing cleaning method can undo a new finish within months.

  • Correct routine cleaning method for the finish
  • Realistic routine cleaning frequency
  • Periodic machine cleaning intervals
  • Planned future floor-care dates

Periodic floor maintenance can be combined with an ongoing Cleontra commercial cleaning program.

Floor cleaning FAQs

How much does commercial floor cleaning cost in Sydney?

Commercial floor cleaning is priced on total area, floor material, floor condition, level of build-up, equipment required, furniture and access restrictions, operating hours and the treatment needed. Machine scrubbing is priced very differently from a full strip-and-seal restoration, and large open areas have different labour economics to small areas with furniture and edges. Photos plus an approximate area are usually enough for an initial estimate.

What is the difference between floor scrubbing and strip-and-seal?

Floor scrubbing uses mechanical cleaning to remove dirt and build-up from a suitable surface. Strip-and-seal is a more intensive restoration process that removes the existing floor finish entirely before a new protective finish is applied.

Can you remove black marks from commercial floors?

Many marks can be improved or removed, depending on the floor material, how deep the marking is, and the condition of the existing finish. The floor should be assessed before the treatment method is confirmed.

How long does strip-and-seal take?

Timing depends on floor size, condition, preparation required, the number of finish coats and drying or curing time. Commercial work is often scheduled after hours or across a weekend so the floor has adequate time before the area reopens.

Can floor cleaning be completed overnight?

Some floor work can be completed during evening or overnight periods. Strip-and-seal usually needs a longer window because of curing time, so weekends are more common.

Can you quote from photos?

Photos help considerably, particularly with an approximate floor area and property details. More complex restoration projects may still need a site inspection before the process and price are confirmed.
